finder’s fee guidelines for identifying properties that
meet our requirements. These guidelines are designed to help

or Unkept Properties: Abandoned,
boarded-up or “unkept” properties may be owned
by people who are ready and willing to sell. These may be
suitable properties that we may be interested in buying. Your
referral becomes more qualified when you are able to locate
a valid owner’s name, mailing address and/or phone number.
You may research public records, yellow or white page look-ups,
the internet, etc. to find this information. Neighbors may
be an invaluable source of information! They may have information
about the owner.

Foreclosure Subscription Lists:
Please
do not submit properties obtained from foreclosure subscription
lists which our inherently unreliable and typically outdated.
An exception to this might be if you made the effort to directly
contact the homeowners and independently verified that they
are ready and willing to sell their home.
Realtor-listed
Homes: Experience
has taught us that Realtor-listed homes do not generate the
best results, unless the property is priced drastically below
market value. Additionally, commissions significantly reduce
the available equity that the homeowner is able or willing
to share.
“CURB
APPEAL”:
Use
your judgment – if you wouldn’t want to live there,
we probably wouldn’t want to buy it.
DON’T
